Flake epoxy floor in a detached alley garage in Hammond, IN

Concrete floors built for lake-effect winters

Winter here arrives off the water. Lake-effect snow bands drop heavy, wet snow, temperatures swing above and below freezing for months, and the streets are coated in salt brine from November to March. Every car that pulls into a garage carries slush packed with chlorides. That salty water soaks into bare concrete, freezes, expands and slowly breaks the surface apart. The result is the pitted, flaking, rust-stained garage floor so many homeowners in town know well.

Hammond Epoxy Flooring works only with concrete and resin. We grind, repair and coat garages, basements, workshops, storefronts, restaurants, warehouses and industrial floors. We also polish slabs, seal driveways and walks and pour resin countertops. Our systems are chosen for how floors are actually used here: heavy salt exposure, cold-weather installation windows and older slabs with plenty of history.

What road salt does to a garage floor

Concrete is porous. Salt water fills those pores and, when it freezes, pushes outward with enormous force. Repeat that dozens of times a season and the top layer of the slab begins to pop off in flakes, a condition called scaling. Chlorides also reach any steel reinforcement and start it rusting, which can crack the concrete from inside. Painted floors and thin kit coatings make the problem worse in some cases, because they peel under hot tires and let water sit in the gaps.

A properly installed resin floor seals the surface so brine stays on top, where it can be squeegeed out the door. The coating is chemically resistant to chlorides, oils and antifreeze, and the textured finish keeps footing secure when slush melts across it.

Older slabs need real preparation

Many homes in town were built in the early 1900s through the 1950s. Their garages and basements have seen generations of oil drips, paint, patching and settling. Some slabs were poured thin. Some have been patched with mismatched concrete. Our preparation starts with planetary diamond grinders and dust extraction to remove contamination and open the surface. Cracks are routed and filled with polyurea. Scaled and spalled areas are rebuilt with epoxy mortar or a polymer-modified skim coat. Oil-saturated spots are degreased and, if needed, ground out. Only then do we prime.

Basements and moisture

Basements are a different challenge. Groundwater and a high water table push moisture up through the floor, especially in spring. We test moisture before quoting basement work and use vapor-tolerant primers when readings call for them. In basements with active water entry, we recommend addressing drainage before coating, and we will tell you plainly if a coating is not the right answer yet.

Polished concrete turns sound slabs into hard, low-maintenance floors for basements, lofts and businesses.

Epoxy floor repair fixes peeling coatings, scaled concrete and worn floors.

Concrete sealing protects driveways, walks, steps and patios from salt and freeze damage.

Driveway coating resurfaces scaled and stained driveways and aprons.

Epoxy countertops renew kitchen, bar and workshop tops with seamless resin.

Installing in a cold climate

Resin cures by chemical reaction, and that reaction slows dramatically in the cold. Standard epoxy needs the slab and air to stay above roughly fifty degrees during installation and early cure. In spring, summer and early fall, that is easy. In winter, we use heaters in enclosed garages and choose fast-curing polyaspartic systems that tolerate lower temperatures. We monitor slab temperature and dew point throughout the job so the coating cures properly and does not blush or stay soft.

Why flake floors are popular here

Salt leaves white residue. Snowmelt leaves gray film. Solid-color floors show both. A full broadcast flake floor hides that daily grime and adds texture for traction. Blends of gray, black and white are favorites, though tan and brown mixes suit older brick garages. We bring sample boards so you can see colors in your own light.

Our process

Every project begins with a visit. We measure, check moisture, inspect cracks, scaling and stains and talk about how you use the space. You receive a written estimate listing preparation, repairs, coating layers and finish. On installation day we protect walls and doors, grind and vacuum, repair, prime, apply base coats and broadcast, then finish with a durable topcoat. Most garages are completed in one to three days depending on the system and temperature.

Durability that pays off

A well-built garage floor protects the slab underneath. Replacing a deteriorated garage slab is expensive and disruptive. Coating a sound slab before scaling spreads extends its life, makes winter cleanup simple and improves the look of the whole space. Many homeowners also find that a finished garage becomes a more useful workshop, gym or storage area.

Commercial and industrial floors

The region has a long industrial history, and many local businesses operate in older buildings with worn floors. We coat machine shops, auto repair bays, food businesses, retail stores, offices, warehouses and storage facilities. We phase large projects, work after hours and select systems rated for the chemicals, traffic and temperatures each floor sees.

Simple care

In winter, squeegee meltwater out of the garage often and rinse salt residue every few weeks. A neutral cleaner and a soft mop handle most dirt. Wipe fluids promptly. Use mats at house entries. With basic care, a quality floor lasts many years.

Common questions

Can you coat a floor that is already flaking? Yes, after grinding and repairing the scaled areas.

Can you work in winter? In heated or enclosed spaces, often yes, using cold-tolerant products.

Is the floor slippery with snow on it? We add grit and use textured finishes to maintain traction.

How long will it last? Many years with proper preparation and basic care.
